Mobile vs. Manufactured vs. Modular Homes

While you can enjoy affordability and flexibility with all three, there are some differences between mobile, manufactured, and modular homes to consider.

The Difference Between Mobile and Manufactured Homes

Both mobile and manufactured homes share the same characteristics, including:

  • Being prefabricated in a factory where they are permanently attached to a chassis before being transported
  • Sold in three sizes -- single, double, or triple sections
  • Able to be placed on top of a crawl space or basement
  • Able to be relocated
  • Being built to meet the standards set by the Housing and Urban Development (HUD) division of the federal government

The key difference between mobile and manufactured homes is when they were built. A structure is considered a mobile home by the HUD if it was built prior to June 15, 1976. Prefab homes built after this date are considered manufactured homes.

What is a Modular Home?

Modular homes are largely similar to manufactured homes, with just a couple of key differences:

  • Prefabricated in factory on either a permanent chassis or temporary frame
  • Requires a permanent foundation (though possible to be relocated)
  • Built to meet the same local, county, and state building codes as permanent homes in the area
